We offer services in terms of architectural design, organization and design of indoor and outdoor spaces, equipment and furnishing of the project as well as its supervision from the foundation stage to the final delivery.

Stage A

Preliminary Design

Research and preparation of design solutions that meet the needs and wishes of the customer. Study alternative scenarios and choose the best possible solution. Presentation of the most prevalent solution in 3D model in order to understand the morphology, the design and the functionality of the spaces created and thus the choice of the best solution.

Stage B

Final study

Coordinate all necessary consultants (architect, civil engineer, mechanical engineer, electrical engineer, quantity surveyor) to prepare all the plans and data required to complete the study at all levels. Preparation of final designs and 3D model. Preparation of a 3D model with more detail and interior furnishings if requested by the customer and presentation of 3D walkthrough both inside and outside the building. Design a lighting study and landscape design if requested by the customer.

Stage C

Issue of town and building permit

Compilation of envelopes with completed studies by all the necessary consultants and initiation of the procedures foreseen for the issuance of town and building permit. Approval of permits by the competent authorities, a stage necessary for the commencement of the construction of the building and the preparation of plans for the issue of tenders by contractors. Evaluation of bids by the quantity surveyor and selection of best bid by the customer, in collaboration with the architect and the quantity surveyor.

Stage D

Detail design and construction details

Detail design and construction plans before construction works begin, but also during construction if they are requested. Preparation of a complete series of construction plans and detail plans based on modern construction models by the architect in collaboration with the other project consultants. Priority at this stage is the use of modern, environmentally friendly materials and manufacturing methods, as well as the avoidance of as many uncertainties as possible. Preparation of construction plans and detail plans for the fixed indoor and outdoor furnishing, if requested by the customer.

Stage E

Construction supervision

Supervise all construction stages with regular site visits. Specifically, a weekly visit to the site by the architect and a monthly gathering of all contractors, subcontractors and consultants to check the progress of the project and discuss any issue may occur. Additional site visits by the architect, at any other time required or deemed necessary by himself or any other correspondent of the project.

Stage F

Support of the project after completion

Responsibility for examining the quality of the result after the temporary delivery of the project to the customer. Confirmation of the correct completion of the project, notice and suggestions to the contractor of any imperfections, mistakes, damages or deficiencies. Correction of imperfections and damages by the contractor to achieve excellence in the project.
